Marketing Your Property
We'll expose your property to a wide range of qualified tenants through our multi-channel marketing strategy. This includes listing your property on various online platforms, including our own website, matching potential tenants from our database, and leveraging our relationships with major organizations and relocation services to target corporate renters. We'll also conduct professional viewings to showcase your property and answer any questions from interested parties.
Tenant Selection
Our rigorous tenant selection process ensures you find the perfect fit for your property. We leverage our proactive marketing strategies to attract reliable applicants, and then meticulously screen each one. This includes accompanying them on viewings, verifying references (employment and previous landlords), and conducting a thorough credit check. Finally, we'll provide you with all the information you need, including application documents and credit reports, to make an informed decision about your next tenant.
Preparing the Lease Agreement
To ensure a smooth start to your tenancy, we'll handle all the pre-move-in essentials. This includes preparing a legally binding lease agreement, collecting rent and the security deposit, and conducting a meticulous inspection of the property. We'll document the condition of the property (including fixtures and fittings) with a detailed written report and photos, creating an "Entry Condition Report" for your reference. Additionally, we can prepare an inventory of contents for the tenant to sign if necessary.
Routine Inspections
To ensure your property remains in top condition, we conduct bi-annual inspections. Following each inspection, you'll receive a detailed written report outlining the overall state of the property, how well the tenants are maintaining it, and any potential repairs or maintenance needs that may arise in the near future. This proactive approach allows you to address any issues promptly and keep your investment in excellent shape.
Collection of Rent
While rent is always due in advance as per the lease agreement, we understand that unforeseen circumstances can sometimes lead to late payments. To ensure timely rent collection, we implement a clear and progressive procedure. We begin with friendly reminders via email, followed by phone calls. If rent remains unpaid after a designated timeframe, we send a formal notice to remedy the breach and conduct a property inspection. As a last resort, after the legal minimum grace period, we may issue an eviction notice. However, due to our rigorous tenant selection process, we've rarely had to reach this stage, with most late payments being resolved amicably.
Repairs and Maintenance
We understand that repairs and maintenance are an essential part of property ownership. That's why we offer a flexible system to meet your needs.
